WHICH IS BETTER,FLAT RATE OR HOURLY RATE??

A very interesting question was brought to me concerning how contractors(handyman)
estimate/quote for a job to a customer. I can say with confidence and experience that I
quote the job, after assessing the type of work, and give a "flat-rate" for the job. If you pay
the contractor by the hour, you(the customer) are usually paying for the " learning curve" of the
person doing the repairs!

"Keeping it simple"

I have come to realize that being a "jack of trades" usually creates more problems
than it's worth. I provide simple but important services for property appearance/upkeep such as : #1 Common Area janitorial(trash removal,clean-up) esthetic issues.
#2 Tenant space maintenance : plumbing,lighting,locks,climate control issues,ect..
#3 vendor supervision of repairs or upgrades to property/building.
#4 Indoor/outdoor common area lighting .

"Build to suit" your property's maintenance needs!

It has been my experience that every prospective client has specific maintenance needs/concerns . Every property maintenance /service arraingement is unique to each property due to tenants, and budgets set for each property. Knowing this through experience,
I like to provide consultation before giving a "generic " estimate/quote for my services.
